How much does foundation repair typically cost?
It depends entirely on the method. Sealing a single crack runs about $1,200, which is close to most contractors' minimum. Stabilising a bowing 20-foot wall is roughly $5,300 to $8,700. Underpinning that same wall with piers is about $16,800.
Is it worth fixing the foundation of a house?
Structural movement does not stop on its own, and it is disclosable at sale in most states. The more useful question is whether the diagnosis is right, get an independent structural engineer's assessment for around $550 before accepting any contractor's recommendation for piers.
Can you live in a house while the foundation is being repaired?
Usually yes. Pier installation and wall stabilisation are worked from outside or from the basement, and typically take days rather than weeks. Slab lifting under occupied rooms is the main exception.
What causes foundation problems in the first place?
Water, in nearly every case, poor drainage, downspouts discharging at the wall, or soil that swells and shrinks with moisture. Repairing the foundation without correcting the drainage, about $4,500, treats the symptom and not the cause.
