Careful with this one: a 2,000 square foot house does not have a 2,000 square foot roof. For 2,000 square feet of actual roof area in asphalt shingle at mid-range quality, expect roughly $7,450 to $12,200. Standing-seam metal on the same roof is about $25,500.
How much do 2,000 square feet of shingles cost?
Material alone is about 36% of an installed roof, so on a $9,800 job that is roughly $3,500. Buying shingles without installation rarely saves what people expect, because tear-off, disposal and underlayment are most of the rest.
Why is my roof bigger than my house?
Pitch and overhang. A 1,500 square foot single-storey home typically has around 1,700 square feet of roof, and a steep roof considerably more. Quotes are always by roof area, which is why estimates based on house size come in low.
What adds the most to a roofing quote?
Pitch and surprises. Anything above about 7:12 adds roughly 18% for staging and safety. Damaged decking is the classic overrun, it is only visible once the old roof is off, and runs about $2,200.
