Questions homeowners ask

How much does it cost to encapsulate a 2000 sq ft crawl space?

About $7,900 to $14,100 for a full system with drainage and a dehumidifier. A vapour barrier alone over the same area is closer to $4,350 to $7,750. Standing water or mould found on the day adds to both.

How much is it for a 1,000 square foot crawl space?

Roughly $3,950 to $7,050 for a full system, with $5,500 the midpoint, which is the figure four separate national sources give as the average. That is the size most published averages are quoted against, so it is the most reliable number on this page.

Is it worth the money to encapsulate a crawl space?

It is worth it where the space is genuinely damp: it stops the moisture that rots joists, feeds mould and pushes humidity into the house, and it usually cuts heating and cooling bills a little. It is not worth it as a precaution on a dry, well-vented crawl space. Get a moisture reading before agreeing to anything, and be wary of a quote that arrives without one.

Does homeowners insurance cover crawl space encapsulation?

Almost never. Insurers treat it as an improvement or as maintenance rather than a sudden loss. Where a covered event such as a burst pipe or a storm caused the water, the resulting damage may be covered even though the encapsulation itself is not, so it is worth separating the two on any claim.
